What is a Clean & Certify / Certification?

As it pertains to our industry, this term explains the process of cleaning fuel fired heating equipment found in a home or business and is associated with the buying or selling of property containing such equipment. Non fuel burning equipment should not require a certification of this type. The certification must contain recorded, measurable data that proves both the efficiency of the equipment and the integrity of the heat exchanger. The final invoice or certificate will state that the fuel burning equipment has been certified by a qualified technician and is approved for use according to the equipment manufacturer’s recommendations.

In our experience home owners are generally unaware of the fact that home inspectors do not possess the license, training or the tools to properly diagnose, certify or tune up the equipment to industry standards. This is not because they are poor inspectors. It’s because it is not their area of expertise nor is it what they were hired to do. We experience the making and breaking of home sales on a weekly basis due to this very fact. Inevitably, at the last minute of a house sale, an entire deal will fall through because there is no certification on the equipment and therefore the buyers become wary of purchasing the home. This is never a good thing because the trust that was built between a buyer and seller has diminished some as they may begin to wonder what else was not disclosed from the very beginning of the process.

We work diligently to ensure that we are up to date with the current industry standards, the most effective methods of certifying equipment and training. We work closely with the State of Colorado,  local authorities and the entities that govern our industry,  to ensure that our knowledge base and processes are more than satisfactory.

Your Realtor is very aware of these type of situations and should advise you to have your equipment inspected before the house is even put on the market. Usually certifications are accepted for about one year after the issue date because it is a standard in the industry to have your equipment checked yearly.
